Edgewater

Edgewater is a two-mile bayfront strip running from the southern edge of the Design District down to the Venetian Causeway, a neighborhood that was a warehouse and small-residential corridor a decade ago and is now the site of more new luxury tower delivery than any other neighborhood in Miami. Aria on the Bay, Elysee, Missoni Baia, One Park Tower, Edition Residences, Elle Residences, and the upcoming Faena Residences Miami: the construction calendar between 2025 and 2030 reads like a who's-who of branded residential development.

The thesis here is timing. Buyers who entered Edgewater in 2018–2020 are sitting on substantial appreciation. Buyers entering now are buying into a neighborhood that is still mid-transformation: the streetscape, the retail base, and the pedestrian experience are all maturing in real time. Margaret Pace Park is the single best public park in central Miami. The bay frontage is direct. The Design District, Wynwood, and Brickell are each five to ten minutes away.

For buyers wanting branded inventory at delivery, with a five-to-ten year hold thesis and confidence in the neighborhood's compounding trajectory, Edgewater is currently the most active conversation in my pipeline.
