A working geography of the addresses that matter. Every Miami luxury submarket reads differently: different supply, different liquidity, different reasons to be there. What follows is the framing I bring to each one when a client is deciding where, exactly, to live.
Miami is not one market. It is twelve to fifteen, depending on how finely you draw the lines. The Brickell buyer and the Coconut Grove buyer are not the same buyer, and the Indian Creek deal and the Edgewater deal do not move at the same pace. Choosing the right neighborhood is the first decision, often the most consequential one, and it is rarely made well from a Google search.
What follows is one thesis per neighborhood: the argument for being there, the price-band reality, and the addresses I currently represent or have direct access to.
