A cul-de-sac at sea: forty-three estates and a single guarded entry.

Star Island is a single-loop residential island connected to the MacArthur Causeway by one bridge with one guarded gate. Forty-three estates organized around the loop. Direct downtown skyline views from the eastern lots, deep-water dockage on most parcels, and a tier of neighbors that rotates between celebrities, hedge fund principals, and the institutional collectors who buy art at the December fair four miles away.

Trades are rare. When an estate does come to market, it does so quietly and with structured representation: direct buyer-to-seller introductions through a small set of agents are common, and the MLS entry, when one appears, is usually the last step rather than the first.

The thesis here is the same as Indian Creek's, with a different posture. Star Island faces the city; Indian Creek faces away from it. Star Island is louder; Indian Creek is more invisible. Both work. The choice depends on what the buyer wants the address to communicate, and to whom.
