Indian Creek Village is forty-one residential lots on a single island in Biscayne Bay, accessed by one bridge with one guarded entry. The village has its own police force. There is one through-street. The golf course sits in the center of the island. The neighbors include Tom Brady, Jeff Bezos, Jared Kushner, Carl Icahn, and approximately a dozen others whose discretion makes a longer list neither possible nor appropriate.

Inventory does not function the way it does elsewhere. Listings are infrequent and often arrive without an MLS entry. Internal trades, neighbor to neighbor, outpace public sales in most years. Pricing moves in $20M and $40M increments and does not move quickly.
