Brickell

Brickell skyline at twilight: financial-district towers reflected on the bay.
The thesis · 06 / 14

Manhattan's financial logic, with an ocean breeze.

Brickell is Miami's vertical financial corridor: 130-plus high-rise buildings, the densest concentration of bank towers and family offices south of New York, and over the past decade the residential neighborhood that the financial-services migration to Miami has chosen for itself. Citadel's new global headquarters at 1201 Brickell Bay Drive (delivering 2027) anchors a structural rather than cyclical transition.

The condo inventory is large, layered, and liquid. Building tier matters: the Bristol, Echo Brickell, the Mandarin Oriental Residences, and 1425 Brickell Avenue lead one tier; the new Cipriani Residences, 888 Brickell (Dolce & Gabbana), and One Twenty Brickell anchor the next. Pricing per square foot has climbed steadily for a decade and is not slowing.

The thesis here is straightforward: Brickell is where the people who moved Miami's financial weight live. It is walkable, it is service-heavy, and it is one of the few neighborhoods in Miami where a two-bedroom condo at $4M is a serious financial decision rather than a casual one.
