Brickell Key

Miami-Dade, Florida
Brickell Key: circular island layout with the river and downtown beyond.
The thesis · 07 / 14

A bridge across, a guard at the gate, a triangular island that is its own commute from itself.

Brickell Key is a 44-acre triangular island connected to Brickell by a single bridge, with a guarded entry, a perimeter walking path, and the Mandarin Oriental Hotel as its anchor. Eight residential towers, a small grocer, a marina, and a daily life that runs on walking distance and ferry-or-Uber to anywhere else.

The buyer profile is older and more international than the broader Brickell condo buyer. The neighborhood self-selects for a quieter register: the buyer who wants the financial-corridor proximity without the financial-corridor density. Inventory is finite (the island has built itself out), and the resale market moves on smaller volume but with consistent demand from the international second-home buyer.

The Mandarin Oriental Residences, Miami (delivery 2029, replacing the hotel and adding new residential inventory) is the next significant chapter. For buyers tracking the Mandarin tier specifically, this is the single building to watch.
