Coconut Grove

Miami-Dade, Florida
Coconut Grove: tree canopy, marina, and low-rise residences along the bay.
The thesis · 08 / 14

Miami before Miami: canopied, bayside, and continuous.

Coconut Grove is Miami's oldest continuously inhabited neighborhood, a tree-canopied bayside community that pre-dates the city's modern identity by half a century, anchored by the Coconut Grove Sailing Club, Vizcaya Museum and Gardens, and a school district (Coral Reef, Ransom Everglades, Carrollton) that drives a meaningful share of the family-buyer migration south.

The inventory is unusually heterogeneous. The waterfront single-family segment along South Bayshore Drive and the streets feeding it commands $10M–$50M. The new luxury condo inventory at the Mr. C Residences, Park Grove, the Grove at Grand Bay, and the upcoming Four Seasons Private Residences fills a $2M–$15M tier. And the historic single-family inventory inside the canopy, smaller homes on tree-lined streets, anchors the family-buyer segment between $2M and $8M.

Mariana was named #1 Agent for Coconut Grove by Douglas Elliman in 2015. The neighborhood has been a structural part of her practice since.
